Technician, you will provide high quality service to our residents,
joining a team of outstanding team members with a commitment to

manage multiple shifting priorities. You will be responsible for
the routine maintenance of the physical integrity of the community,
including daily pickup of grounds, ensuring a safe, secure, and
comfortable living environment for residents, visitors, and staff.
You will be our go-to person to ensure our residents are taken care
of in the event of an emergency. We are embracing technology in how
we serve our communities. Our HVAC Technicians receive work orders
on our Maintenance Mobile App. You will be provided a stipend for
your use of your personal smartphone to stay connected with us and
process through your work orders. POSITION SUMMARY: The HVAC
Technician is responsible for maintaining and repairing heating,
ventilation, and air conditioning (HVAC) systems within affordable
housing properties managed by Pivotal Housing Partners. This
position ensures that HVAC systems operate efficiently and
effectively. The ideal candidate will have experience with
residential HVAC systems, excellent problem-solving skills, and a
commitment to providing high-quality service in a timely and
cost-effective manner. Additionally, when no HVAC work orders are
pending, the technician will assist with general maintenance tasks
to ensure the upkeep of the property. Completion of daily work
orders and responding to on-call emergencies in a timely manner.
Assist with all aspects of maintenance throughout assigned
properties. Responsibilities: HVAC Perform regular preventative
maintenance on equipment. Attempt to troubleshoot and repair
problems with the HVAC electrical system and understand the closed
freon system well enough to knowledgeably communicate with a repair
contractor. Attempt to repair/replace thermostats,
thermo-couplings, capacitors, filters, blower motors. Removing old
systems Installing new systems Communicating with clients/vendors
and residents. Responsible for all unit quarterly inspections with
community manager. Change furnace filters quarterly. General
Provide customer service to all current and future residents.
Complete resident work orders on a timely basis (24 to 48-hour
expectation) No work is to be completed without a work order. All
work orders are to be completed through the Maintenance Mobile App
via your own personal cell phone. Respond to after-hours emergency
calls when assigned. Responsible for maintaining grounds, lawn care
and buildings at a high standard. Including but not limited to,
cleaning common areas, restrooms, playground, community room,
fitness room, business center, media center, and any additional
common areas. Assist with trash-outs and court-ordered evictions
when necessary. Maintain inventory and organize a supply of repair
parts and materials in a neat and organized fashion in a manner
appropriate for the required level of service. Perform snow removal
and ice-melt chemical application when necessary. Repair/replace
general maintenance items such as locks, doorknobs, smoke alarms.
Replace/repair patio and window screens and broken windows. Attend
meetings as directed by the supervisor and/or Regional/Area Manager
upon request. Responsible for attending all onboarding trainings
and 1:1s with manager. Electrical Read and use the electrical
schematic drawings attached to appliances, HVAC units and water
meters. \Repair/replace and maintenance of residential branch
circuitry including receptacles, switches, and light fixtures, and
the electrical systems of appliances, HVAC units and water heaters.
Repair/replace mounted exterior lighting fixtures. Repair/replace
intercom and electric lock systems. Trouble-shoot repairs to reduce
the reliance upon outside contractors. Carpentry/Turnover Perform
unit turnover between residents in a timely manner and per company
standards (3 to 5-day expectation) Complete turn checklist and
attach to work orders in the Maintenance Mobile App Remove trash,
unwanted items from vacated units. Repair/replace doors and door
jams. Perform, schedule or supervise painting, cleaning, carpet
installation and shampooing contractors as needed. Provide initial
and final inspection of all work needed and done in a turnover.
Organize multiple turnovers to run concurrently and efficiently.
Self-perform all minor repairs in the turnover, i.e., replacing
blinds, caulking, etc., Plumbing Repair of common fixtures such as
toilets, faucets, drain lines, dishwashers, disposals.
Trouble-shoot diagnostic issues to reduce reliance upon outside
contractors. Solder copper lines and correctly repair PVC line.
Troubleshoot and or repair a water heater if applicable.
Drywall/Painting Repair damaged drywall to a ‘like-new’ appearance
Repaint and/or touch-up painted surfaces to a “like-new”
appearance. Provide the proper finish techniques and finishes for
different surfaces such as doors, drywall, textured areas.
Compliance Conducts all business in accordance with company
policies and procedures, state, and federal laws, e.g., OSHA, ADA,
Fair Housing, etc. Comply with budget requirements in the ordering
of supplies and/or services. Attend annual Fair Housing classes and
other required company trainings. Requirements: Successful
candidates will have: 3 years of related experience Reliable
transportation and valid driver’s license HVAC certification
required (EPA Type 2 or Universal) Commitment to regular attendance
(may include weekend and OT hours) Ability to be “on-call” for
emergencies Ability to receive, manage, and close work orders by
using smartphone applications Full-Time Benefits: Eligibility for
